Main Structure
The building comprises of five floors, the basement, ground floor and
three upper floors. The building is situated on a corner plot and the
main structure comprises of in-situ concrete floors on steel beams which
are supported by steel stanchions internally and by masonry piers on the
perimeter. Existing concrete staircases are retained.
Steelwork
All existing steelwork is painted to provide sufficient fire rating to
meet approval with current Building Regulations.
Roof
Existing flat roof overhauled as required, with thermal insulation provided
from below.
Windows
Existing front elevation windows to be replaced where necessary with composite
aluminium windows fully glazed with timber finish internally. Rear windows
to be replaced where necessary.
External Walls
Original brickwork sandblasted where applicable with remainder rendered.
Floor
Original concrete floor exposed and levelled for the installation of floor
finish undertaken by purchaser and in accordance with Building Regulations.
Front Doors
Beech apartment entrance doors with SAA ironmongery consisting of lock,
spyhole, security chain, hinge bolts and number.
Ceilings
Original ceilings have been exposed and sandblasted, to floor to have
insulation and 12.5mm plasterboard ceiling on metal.
Services
Electric, was, water and soil services will be provided to each apartment.
A BT point to the apartment entrance is provided with a TV/cable point.
Video entry unit system will be installed which forms part of the service
charge. A 60amp consumer unit will be installed.
Party Walls
Constructed of 300mm insulated parallel metal stud wall system to meet
acoustic and thermal requirements as well as Building Control approval.
Balconies
The existing rear metal staircase will be utilised to provide balconies
t certain apartments.
Bin Stores
The bin stores are located on the ground floor.
Communal
Glass block façade to communal staircase with galvanised canopy
to entrance. Communal staircase is painted with the installation of lighting
and emergency lighting.
